Will Solar Panels Increase Home Value?

Solar panels can make a UK home more attractive and may support a higher sale value, but there is no honest percentage that applies to every property. The strongest UK evidence shows buyers increasingly notice energy-efficient features, while broader EPC research links better energy performance with higher property values. Solar's effect depends on ownership, system age, electricity savings, roof condition, documentation, aesthetics and whether the installation is easy for a buyer and lender to understand.

A good system should be an asset a future buyer can understand — not a mystery on the roof.

Do Solar Panels Add Value to a House?
Potentially, yes — but the value comes from a package of benefits rather than the panels alone. Buyers may value lower running costs, on-site generation, export income, a stronger EPC, battery compatibility and reduced exposure to grid electricity prices. However, a leased or poorly documented system can complicate a sale, and an ageing roof or unattractive installation may reduce the benefit.
What the Latest UK Property Data Tells Us
Rightmove's 2025 Greener Homes Report analysed an unusually large dataset: around 17 million EPC certificates, nearly 30 million property listings and responses from more than 1,200 UK consumers. It found that mentions of solar panels in for-sale listings increased 37% year on year.
The same report found that 46% of properties for sale were rated EPC C or above in 2025, up from 29% in 2015. In its consumer research, 30% said they believed green improvements add value and 19% said they make a home more attractive to buyers.

What About Solar-Specific Value?
A current Rightmove guide produced with Octopus Energy says the value uplift for existing homes with solar panels is typically around 2–3%. We treat that as an indicative market observation, not a valuation rule. The page is commercial content and real sale prices depend on location, property type, system ownership and local demand.
For context, a 2% change on a £250,000 home is £5,000; on a £500,000 home it is £10,000. That arithmetic illustrates why even a modest percentage can matter — but it should never be inserted into a solar proposal as a guaranteed return.
Broader EPC Evidence Supports the Logic — With an Important Caveat
Government-commissioned research published in 2013 examined 325,950 dwellings and found a relationship between energy performance ratings and residential sale prices in England. Rightmove later analysed hundreds of thousands of repeat sales and found a similar “green premium” pattern when homes moved into higher EPC bands.
Correlation Is Not the Same as “Solar Adds X%”
A home that improves from EPC D to C may have gained insulation, glazing, heating upgrades, solar PV or several improvements at once. It may also have been refurbished more generally. We therefore use EPC research as evidence that energy performance has market value — not as proof that panels alone caused the entire price difference.
Why Buyers Can Value Solar Panels
Lower running costs
A buyer can use solar electricity directly instead of buying every kWh from the grid. The saving depends on consumption timing and tariff.
Income from exports
Eligible systems can be paid for exported renewable electricity through the Smart Export Guarantee or supplier export tariffs.
Future electrification
Solar can support later battery storage, EV charging and other electric loads when the system has been designed with those goals in mind.
Electricity Prices Make Running-Cost Evidence Easy for Buyers to Understand
Ofgem's 1 July–30 September 2026 illustrative price-cap electricity unit rate is 26.11p/kWh for a typical Direct Debit customer. A buyer does not need to be passionate about climate policy to understand the value of reducing grid purchases when each avoided unit has a visible retail cost.
The correct saving for a particular home depends on its tariff and self-consumption. We prefer to show buyers actual monitoring history where available rather than a generic headline figure.
Ownership Matters: Bought-Outright Solar Is Easier to Explain
One of the first questions a conveyancer or buyer may ask is whether the homeowner owns the panels. An outright-owned system is usually straightforward: the equipment transfers with the property, subject to the sale contract.
Older lease, rent-a-roof or finance arrangements can be more complex because a third party may retain rights over the roof, export income or equipment. We are not providing conveyancing advice here; the point is that clarity of ownership can affect buyer confidence.
Paperwork Can Protect the Value of the Installation
A well-organised solar file should ideally include:

- Module, inverter and battery datasheets.
- Product and workmanship warranty information.

- Monitoring login transfer instructions.
- Export tariff / SEG information.
- Service records and any repair history.
- Clear proof of ownership for the PV and battery equipment.
System Age Changes the Conversation
A two-year-old system with current warranties is different from a 15-year-old installation with an ageing inverter. Older solar can still have significant useful life, but a buyer will reasonably want to know what has been replaced, what remains under warranty and whether monitoring shows normal performance.
This is why long-term aftercare matters. A cheap installation with poor documentation can become harder to explain at resale even if the panels themselves still work.
Roof Condition Can Add or Remove Value
Solar is an asset, but the roof remains part of the house. If the covering is already close to replacement, a buyer may mentally subtract the cost of removing and reinstating the array during future roof works.
Before installing, we assess whether the roof is a sensible platform for the expected system life. The objective is to avoid creating an expensive access problem later.
Aesthetics Matter More on Some Homes Than Others
All-black modules, tidy cable routes, balanced array geometry and well-planned roof layouts can make solar feel integrated rather than bolted on. On a highly visible frontage or a character property, visual design may influence buyer perception more than a small difference in panel efficiency.
We therefore do not treat the roof as a spreadsheet only. Physical layout matters to long-term property appeal.
Can Solar Improve an EPC?
Solar PV can improve a home's calculated energy performance because it reduces net demand from supplied electricity in the assessment methodology. The size of the change depends on the property and its existing EPC characteristics.
That matters because energy efficiency is increasingly visible in property search and mortgage conversations. Rightmove's 2025 report shows that only 46% of homes for sale were EPC C or better, so reaching a stronger band can still differentiate a property.
Battery Storage Can Add Practical Appeal — But It Needs to Be Understandable
A battery can increase solar self-consumption and can be attractive to buyers who want smart-tariff flexibility or backup capability. But it also adds another asset with its own age, warranty, usable capacity and control system.

SEG Export Eligibility Can Be Part of the Buyer Story
The Smart Export Guarantee requires participating suppliers to pay eligible small-scale generators for exported electricity. Solar PV installations up to 5 MW can qualify subject to the scheme rules and supplier requirements.
A future buyer may choose a different export tariff, so we would not capitalise a specific SEG payment into the sale price. But a system that is properly documented and export-ready is easier for a buyer to take over and optimise.
Worked Example: Value to the Occupier vs Value to the Property
Suppose a system saves its owner £700 a year through avoided imports and export income. Over five years that is £3,500 of household cash-flow benefit before allowing for tariff changes, maintenance or degradation. That is separate from any resale premium.
This distinction matters because solar can be financially worthwhile even if a valuer attributes no explicit extra pound value to the property. The occupier has already been receiving the benefit through lower net energy costs.

Do not oversize a system purely because you hope it will increase the asking price. Design it to reduce real energy costs, keep every document, maintain the monitoring and make the installation physically neat. Those are benefits a surveyor, buyer and conveyancer can verify.
